The location is great, the apartment is fine; the rent is pricey

The best part of living here is the location. It's easy to walk to Ponce City Market or down the beltline to either Krog or Piedmont Park/Trader Joe's. If you're on an upper floor you can get excellent views of the park, ponce city market, or both.

While I have an overall positive feeling about Camden O4W, I feel like the rent is too high for a couple of reasons. Almost all of the surrounding apartment communities have similar rents but are newer. There is also more carpet here than other buildings (like AMLI Old Fourth Ward across the street that has been replacing the carpeted living rooms with vinyl plank flooring).

Management is generally responsive, but I have experienced delays in having non-essential repairs performed. I have also lived here long enough to see that repeated problems (namely malfunctioning garage gates) are not addressed in a way that actually prevent the same problem in the future.

I've always felt safe in my apartment, but there have been break-ins on ground floor units through their patio doors. In the fall of 2020, there were multiple cars parked along the street between the buildings (not in the garage) with smashed windows. I personally saw five cars with broken windows and was surprised when an email from the leasing office said that only two cars were broken into.

Great restaurant and bar scene

Highly recommend for someone who wants to walk to great bars, restaurants, Ponce City Market, and the Beltline. Morning commute is only about 15-20 minutes to campus.

"Great location, but almost too great a location"

The location is great: 3.7 miles from campus, and about 15 minutes to school at most. We walk everywhere via the beltline and we are one block from Ponce City Market. The place is booming (expect rent increases) but the location is so great that it attracts a lot of noise. The noises include festivals, concerts, garbage trucks, lawnmowers, weed-eaters, and leaf blowers. The music events typically obtain a permit to break the quiet hours for Atlanta (10pm-7am) so you'll hear music thumping until midnight on most weekends, and at least 10pm on Sunday nights. Because we are in the middle of a row of apartment buildings with different management, you get to hear the garbage truck, the recycling truck, the lawnmowers, the weed-eaters, and the leaf blowers 3x more than you should because they don't coordinate, nor use the same services for some reason. We have a young child, so we are more sensitive to the noises, but if you're not worried about your sleep or your child's sleep, then it would be 10 all around. Noise is a big factor and we are lucky being on highest floor and corner, so we have few neighbors to worry about too much noise around or above us. Make sure you really consider everything from where the garbage trucks pick up and everything when you look at units.

Camden Fourth Ward

Location is probably the best in Atlanta, but you pay for that. We enjoyed living here for two years, and are only moving now to save money.

Love living at Camden Fourth Ward

I love living at Camden Fourth Ward. The location is one of the best in the city - we are right on the Old Fourth Ward Park, making it easy to walk to festivals without having to drive. We are also right across the street from Ponce City Market, and in close walking distance to a great dog park, Krog Street Market, and tons of restaurants. The community itself is great - not too big, friendly people, and great amenities. It's been a wonderful experience so far, no complaints at all!

Great amenites and positive experience, but rising rent and small apt

I've lived at Camden Fourth Ward (ex BOHO4W) since they first opened, and I am still happy. The amenities are great and although my apartment is small, it's exactly what I need. Only complaint is the ever increasing rent and breed restrictions on dogs.

I love everything about this community

The Community is great It's the perfect location. There is always something going on. Movies are taped nearby alot. The pets in the community are very friendly. The cabana and cyber cafe are awesome. Everything is clean and maintenance is very prompt and courteous.

Great Location, clean surroundings, great maintenance staff

It's been a great experience although my favorite leasing agent was moved to another property. The management read and pay attention to the message board. The complex is clean and free of debris. The amenities are in tip top shape. It's a pet friendly community.

Nice apartment, but overpriced.

This area is up and coming, but Camden is already charging too much. I came from the Gold Coast of Chicago and Camden is trying to charge the same amount in the Old Fourth Ward for a two bedroom apartment. It's very egotistical of them.

Such a great neighborhood for young students and families. There are great restaurants and opportunities to socialize (while socially-distancing!)
Good neighborhood. Gentrifying. Close proximity to many outdoor spaces, restaurants, and the belt line.
A great mix of young professionals and young families.
Pros: location, location, location --- I love living right by the Beltline and Ponce City Market; lots of free activities/events/festivals going on in the park most weekends; close to several grocery stores; 15-20 minute drive to school

Cons: rent has been increasingly drastically every year; not so safe in parts of the neighborhood; lots of construction
Not great walking distance options where I live. Not as safe as other locations in Old 4th Ward (but security seems pretty good). Just wouldn't walk around at night. Possible to drive to Grady in <10 mins. Drive to Emory 20 mins w/o traffic. Probably 30-35 mins during rush hour traffic.
This area is super walkable to restaurants and bars. Historic Fourth Ward Park is also right next to the building and is great for quick walks to get fresh air or the perfect place to walk a dog. Less than 5 minute walk is access to the Beltline, too.
People describe this neighborhood as up and coming. Depending on where you are, it is very nice. Ponce City Market has brought a lot of new development - shops, restaurants, housing - and the areas directly around it reflect that.
Living next to Ponce City Market is a huge bonus! Great place for shopping and buying gifts but also for quick delish dinners. Many other great restaurants are within walking distance on the beltline and surrounding. OFW is also very close to Inman Park where a lot of the restaurants are located. It is also a short 20 minute walk to Krog Street Market which is similar to Ponce City Market and has a lot of good food stands and restaurants.
