Modern amenities in the heart of Center City

Having just 36 hours in Philly to find an apartment for an international move, we set up appointments to see several buildings popular with Wharton students before booking a tour with Pearl Properties just to hedge our bets.

Every building we saw through Pearl topped our list of favorites for their beautiful apartments with great modern amenities, and we have continued to be happy with our decision after almost two years as they have been responsible and conscientious property owners- emails and requests are answered promptly, maintenance is handled quickly and by friendly workers that take the time to do the job right (and never make me feel bad for needing to call them to change a lightbulb in our 13' ceilings), and our apartment is gorgeous.

Being right at Walnut and Broad gives you easy access to all of Center City, with all the restaurants and bars of Rittenhouse Square and Old City no more than a mile walk in each direction, and easy access to public transit as well if you want to go a little further afield.

The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Rittenhouse is one of my favorite spots in Philadelphia. Great food, lots of bars/public spaces to hang out, very walkable, easy access to the Schuylkill River Trail, and beautiful buildings. The fact that it's located right across the river from UPenn as well makes it very convenient for school.
Right in the thick of Center City/Rittenhouse. Surrounded by commercial businesses and other apartment buildings. Nice and close to the park, restaurants, etc. Not too far of a walk to Trader Joe's. Chestnut Street can sometimes feel unsafe, but building itself feels very safe.
Rittenhouse is extremely lively with a lot of great restaurants and shopping. As a Penn grad student, most students live around the area so it's really convenient. The park is a great meeting point.
Close to all the bars and restaurants in the Gayborhood. 7 minute walk to Rittenhouse Square, so close to lots of Wharton students. A bit farther from campus, but I ride my bike and super easy.
I love Rittenhouse for the shopping/restaurants/parks/convenience, but like many neighborhoods in large cities you should be aware of your surroundings especially if you are a woman.
