Pretty solid

The building won’t wow you by any means, but it’s spacious and gets the job done. If given the opportunity to do it again, I would live here.

Optima Views: 2019 - 2021 Tenant

The views are great. Our broker and the building management are extremely responsive and genuinely caring. Cold has been hard on us given we are from Texas, but with the our central heating, in unit washer-dryer, and quick walk to multiple take-out spots, OV has made things simpler.

Beautiful view and spacious room

What I like about my condo the best is space and view (18th floor). Two bedrooms are really spacious. Since there are two bedrooms, I can use one as my study room and the other one as a family bedroom. I also highlight convenience. My building is close to McManus and other major apartments like E2, Optima Horizons, and Sherman that I can go anywhere quite easily for group meetings and get-togethers.

Best value apartment in Evanston

Spacious apartments with good amenities. Heated parking for the winter is great, especially if you have kids.

Great property and unit; terrible property management company

We love our building and apartment. The apartment is spacious and filled with lots of natural light. My only complaint is that the heat/AC seems to only have one level (high) so when we use the system its either really hot or really cold. We tend to leave it off most of the time which means lower electricity bills. The building is conveniently located in downtown Evanston and the building staff are great. Each unit is independently owned so experiences will vary greatly from unit to unit. Our owner hired Renters Warehouse to manage the property and we had a terrible experience. The unit was filthy (stains, dead bugs, white appliances were brown/black, old food in the freezer) when we moved in and it took them 3 days to send someone to clean it (and they sent a maintenance person not a cleaner). Bottom line - the unit and building are great but avoid anything managed by Renters Warehouse.

Great apartment

Very spacious unit with tons of natural light. Heated garage parking and extra storage included! Expensive like most Evanston options but relative to other "Kellogg buildings", it's a good value. Overall, really good spot for two-year students.

Bang for buck, great location

Optima Views is in a central location, close to all of the buildings with high number of Kellogg students (E2, Optima Horizons, Centrum). You get the benefit of all of the parties and social activities without having to host them/trek through all of Evanston to attend them in the winter.

I think the building is a little older than others so depending on the unit, you will get apartments that aren't modern (e.g. laminate countertops, etc.) However, the rent is considerably cheaper than other buildings and even at the same rent, you get a lot more space.

Great for people who want their own space but still stay connected to the Kellogg social circles.

New property manager is not the most responsive, but hasn't presented any big challenges yet.

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Close to downtown Evanston but a bit far from E2/the reserve. One of closest apartments to Trader Joes/Whole Foods/Jewel Osco while also being close to campus. Very close to the lake!
Downtown Evanston has everything you need from a downtown including grocery stores, restaurants, and convenience stores.
Downtown Evanston is great - plenty of great food within walking distance, Metra and El trains right nearby, a really nice place to be. Only downside is it's far from school and the only truly walkable grocery store is a Whole Foods, which can get expensive. Overall, wouldn't want to live elsewhere though.

There isn't much to do here, but that's true pretty much everywhere in Evanston. We're in walking distance to all of "downtown" Evanston, so restaurants / fast food / subway, etc. It's a slightly longer walk than desired to Kellogg, but that's fine.
The apartment is central to downtown and is walking distance to most bars, restaurants, shops, beach, etc. Evanston is a bit of a sleepy town (especially during the pandemic...I've been told it was much more vibrant pre-pandemic).
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
